“It’s better to wait until Spring to put your home on the market”

“No one is buying houses now”

“The serious buyers are holding off until next year”

These are just a few misconceptions I have heard circling over the last week. I thought I would take a quick moment and address these rumors head on. Real Estate is not unlike any retail environment. It’s a basic system of supply and demand. Retailers have learned over the years that there is a certain ebb and flow to the sales process. Houses sell year round because there is always someone in need of housing. Frederick County is currently low on housing inventory and buyers are still out shopping. While selling your home when the flowers are in bloom and the grass is green sounds more appealing, losing money because you are competing with an inventory boom does not. It’s simple! The more houses on the market, the more competitive your pricing will need to be. Less inventory equals a higher more flexible price point. More $$$ in your pocket. Buyers out shopping for houses at this time of year are serious. They want and need to move. Instead of having 20 showings in a week you may only have two serious buyers come thru. The tax year housing write offs, relocation, and those just looking to capitalize on the current low interest rates; buyers are motivated for many different reason, but they are BUYING. So the next time you, or someone you know,  is thinking about selling a home remember it’s all about the timing.

The Talk of the Market to You!

 

Real estate in the northern Frederick area has been fast paced this summer. Homes are moving fast making the difficulties of 2012 a thing of the past.

According to Real Estate Business Intelligence (RBI), Walkersville homes were averaging 30 days on the market in the month of July beating the average of 90-120 days by a huge margin. North Frederick (Kingsbrook, Worman’s Mill, Dearbought, area) is still sitting at an average of 51 days.

Selling prices for single family homes are $314,000-$318,467 in both areas, signifying an approximate increase of 34% since 2012.

Townhomes are selling for an average of $175,967-$225,291 in these areas, up 75% in Walkersville and 14% in North Frederick compared to last year. July held 146 active listings in the 21701 area and 29 active in Walkersville.

There is a steady stream of cash buyers in the North Frederick area signaling to investors and buyers alike that prices are still too good to turn down.

I have lived in Frederick for 15 years and still have not had the opportunity to explore all of the dining options in downtown Frederick. This month I have devoted myself to becoming familiar with the local cuisine. My first stop, lunch at Isabella’s on Market Street. Being vegan I have a different take on what a menu should offer, but Isabella’s has it all. If you find yourself on Market Street and feeling famished, stop in and try the asparagus. You won’t regret it. Don’t forget the Sangria, an absolute must on a hot day.
